Requests and written confirmation
Submitting a request does not reserve a date or authorize a charge. We confirm availability, the cleaning checklist, pricing method, time allowance and payment arrangements by email before service. Changes require written agreement. Keep your reference and confirmation email.
Hourly cleaning
$115 per hour total for a two-person team, with a two-hour minimum ($230). Standard supplies, materials and travel within the listed service area are included. No mandatory supply or travel surcharge. Billable time begins when the team starts agreed work at the property, includes on-site setup and cleanup, and excludes travel and breaks. Beyond the minimum, approved additional time is billed in 30-minute blocks ($57.50), rounded up to the next block. We do not exceed the approved time limit without written permission. If we cannot provide both cleaners, we agree on revised arrangements before starting.
Tasks, priorities and quoted work
Hourly appointments are time-based: selected extras are priorities within the approved time, not separately charged tasks. Completion of every room or checklist item is not guaranteed within a chosen duration. For checklist-based work, we email a complete quote after reviewing the condition and scope. If the actual condition requires a different scope, we pause to agree on a revised checklist or price before performing changed work. No unilateral price increase.
Access, surfaces and safety
Provide agreed access, working water and electricity, clear accessible surfaces and secure pets. Tell us about delicate finishes, product sensitivities and existing damage before work. We will discuss suitable methods and may exclude a task we cannot safely perform. No mold remediation, bodily fluids, biohazards, pest cleanup, heavy lifting, high exterior windows or hazardous work. Permanent stains, wear and damaged finishes may remain. Post-construction work requires separate review.
Payment and cancellations
We accept debit, credit, Zelle and cash; payment timing and method are confirmed by email before service. This website does not collect payments or card details. A written service and payment record will be provided. For confirmed appointments, email us to cancel. Notice is measured before the scheduled start: 24 hours or more: no fee; less than 24 hours, before the appointment day: $175 cancellation fee; same-day cancellation or no-show: $230, equal to the two-hour minimum. Same-day means the appointment’s calendar day in Pacific time and takes precedence over the $175 tier. Only one cancellation fee applies; fees are not combined. We confirm this policy in writing when booking. Email us to request rescheduling. Availability for a replacement date must be confirmed.
Questions, missed tasks or damage
Email your reference and a description of any concern as soon as you notice it. Photos may help if you are comfortable sharing them. We review concerns against the agreed checklist and time allowance and discuss an appropriate resolution in writing. This is not an unlimited free re-cleaning or refund promise. Reporting a concern does not waive your legal rights, and these terms do not release us from responsibility imposed by law.
